Rame Consulting Limited was appointed as Project Manager for the development of this 7 unit scheme in East London.

Rame was involved in the design, planning application, procurement and construction of the Phase 1 buildings, external works and on site infrastructure.

G Park Ashby

Rame is currently appointed by Gazeley UK Limited to act as its Project Manager for a 48 acre development located adjacent to the A42 and the junction with the A511.

The site is located in the UK’s logistics so called “Golden Triangle”, due to its location at the heart of the country, with an excellent logistics location capable of reaching 90% of the UK population within a four hour HGV drive time.

Rame’s involvement included the pre purchase due diligence, leading the team through an EIA planning application as well as the discreet delivery of the site infrastructure and the phased development of buildings.

Planning Permission is expected Q3 2019, allowing development to commence in Q2 2020.

The site will support the development of a single building of approximately 736,000 sq.ft. with a clear internal height of 18m to the underside of haunch.

The single building solution would provide approximately 688,000 sq.ft. of grade A warehouse space and approximately 41,000 sq.ft. of office space, including approximately 14,000 sq.ft. of warehouse offices located on each dock face.

In single building format, it is envisaged that the building will be configured as a cross flow building incorporating 198 HGV parking locations, 145 dock locations with full dock facilities, 13 level entry doors and 555 car park locations.

The buildings will be designed and constructed to meet BREEAM rating Very Good and will have an EPC rating of A.

G Park London Docklands

Rame Consulting Limited is currently appointed as Project Manager for the development of G Park London Docklands.

Rame’s involvement includes planning and leading the pre acquisition due diligence process, pre development site clearance and archaeological investigations; and the delivery of the planning application process alongside the consultant team.

We will lead the team through the tendering and delivery process in 2020 and 2021.

The development will comprise Europe’s first three storey warehouse, including access roadways and service yards at each warehouse level.

The facility design has been developed through an intensive period of collaboration including the local authority DRP process and liaison with a number of potential occupiers.

The facility has been designed to allow subdivision of each warehouse level into two discreet demises, therefore allowing the building to offer up to 6 discreet leased areas.

Each warehouse floor will have dock and level entry door access from a full depth service yard.

Whilst the scheme is well located for public transport, it will also include a multilevel car park which will cater for staff parking and operational delivery vans for the tenant organisations.

Doncaster 275

Rame is currently appointed by Gazeley UK Limited to act as its Project Manager for a 100 acre park just off Junction 4 of the M18.

Rame’s involvement included the pre purchase due diligence, leading the team through an EIA planning application; as well as the discreet delivery of the site infrastruture and the phased development of buildings.

Plot A was delivered in summer 2019 comprising 278,852 sq.ft. of highly specified distribution space.

This phase of development also included the plot preparation of Plot B, which can support the development of a single building of up to 606,000 sq.ft. of logistics, with a clear internal height of 21 metres to underside of haunch.

Plot A includes 261,996 sq.ft. of warehouse space and 13,089 sq.ft. of Cat A office space.

The clear height of the building is 15m to underside of haunch.

The site has 65 HGV locations, 175 car parking spaces, and 38 dock locations with full dock facilities. There are also 4 level entry doors.

Symmetry Park, Swindon

Rame Consulting Limited is currently instructed by db symmetry to act as its Project Manager for the development of Symmetry Park, Swindon. The development comprises of approximately 100 acres of agricultural land on which planning permission was delivered for approximately 1.2 million sq.ft. of distribution buildings.

The scheme included the appointment and coordination of an extensive consultant team. The scope of development included archaeological investigations, ecological mitigation, the delivery of a signalised junction and approximately 1km of estate roads; as well as the provision of all services to site including an electrical connection from distance.

Phase 1 also included a first building of 217,000 sq.ft. speculatively developed but let soon after completion.

Rame managed the procurement of the primary electrical connection using an IDNO from a distance of around 6km.

Andover Commercial Park

The Directors of Rame Consulting Limited were appointed as Fund Surveyor by Legal & General Investment Managers (LGIM) for the development of a Built to Suit Multi Temperature Retail Distribution Centre for Coop. Rame’s role included the technical due diligence on the land, the proposed estate infrastructure both on park and off park, including a new signalised gyratory system over the A303. The role also included a review of the Coop Team’s fit out proposals for the purposes of the licensing of those works; and the monitoring of the development of the Base Building, Estate Roads, Utilities Infrastructure and off park connections as well as the gyratory system.

The scheme was the first phase of development of a logistics park. Careful due diligence was needed to establish that the development team was able to deliver the facility, including all off park works, within the delivery time line for the tenant.

The site complexities included the need for a new bridge deck over the A303 with approvals by Highways England. The new bridge deck created the opportunity for the delivery of a signalised gyratory system, on which occupation of the development was dependant.

Off site works included the delivery of all utilities from distance, and the need for the creation of a new drainage connection at distance using direction drilling under the A303.
Sustainability features included roof mounted PV and Solar Thermal.

Enotria Wine

Rame Consulting Limited was appointed by Enotria Wines to act as Project Manager for the fitting out of a new wine storage and distribution centre in west London. The client had a maximum of 9 months to acquire the building and design, and procure the fit out so as to allow transfer of stock from an existing facility where a lease expiry event was about to occur. The fit out scope included Sprinklers, Lighting, Heating CCTV, Access Control, Racking and Inrack Sprinkler Protection; as well as the fitting out of approximately 20,000 sq.ft. of office space, including a bespoke wine tasting experience room.

Rame appointed a team with significant experience in the logistics sector, capable of working at speed with the client operations team to coordinate building systems design with the client’s emerging MHE solution.

Interestingly this remains the only project delivered by Rame which includes a dedicated wine tasting area!

Client team amenities include a large collaboration and coffee space. The scheme caters well for those travelling to work by bicycle.

Procurement within budget was achieved by working with an M&E contractor as the main contractor, recognising the fact that the fit out scope was largely mechanical and electrical services.

Crossflow 530, Barnsley

The Directors of Rame Consulting Limited were instructed to act for ASOS.com as Project Manager for the fit out of a speculatively constructed building of approximately 550,000 sq.ft. This included the delivery of a ground plus 4 storey picking platform; providing an overall pick face GIA of approximately 900,000 sq.ft. The scope of works included sprinklers, power distribution, CCTV, Access Control, Data Distribution, High Velocity Air Distribution (Heating) system as well as the fitting out of approximately 28,000 sq.ft. office/amenity space, including staff amenity space/security zones and staff restaurant. Subsequently, Rame was instructed to act as technical advisor to ASOS.com on the extension of the building to house ASRS systems for pallets and cased product.

The scheme included the use of a pre packaged IT comms suite which reduced construction time on site and allowed pretesting of the suite off site.

LED lighting was key to optimisation of electrical consumption on site. The system was zoned tightly to operational zones so as to overcome the risk of large scale activation within the pick module.

The sprinkler system was designed recognising that the picking platform would act as both a rack and, in part, as a mezzanine. This required an engineered solution which would facilitate activation of heads, both vertically and horizontally, to control fire.

Rame has acted for the client on two extensions to the building and the delivery of a new facility in Germany.

Subsequently, Rame was instructed to act as technical advisor to ASOS.com on the extension of the building to house ASRS systems for pallets and cased product.

G Park Worksop

The Directors of Rame Consulting Limited were appointed to act as Project Manager to Gazeley UK Limited for a 20 acre site in an established industrial location in Worksop. The development included undertaking pre purchase technical due diligence, allowing the client to discount the cost of known development risk from the site purchase price. The scope of works included the demolition of an existing manufacturing facility, limited ground remediation, ground improvement to allow for the use of conventional pad foundations, reprofiling of a large section of the site to produce a tiered car park; and the diversion of local HV network cables as well as the connection of utilities and drainage connections from off site locations. The building was developed as a single 300,000 sq.ft. speculatively developed building which was forward sold to a UK pension fund.

The development included a number of features to reduce the carbon footprint of the building in construction and in use.

The scheme included on site electrical generation using both wind turbine and roof mounted PV cells. Solar Thermal pre heating of water was incorporated in the specification as well as rainwater harvesting which was used for flushing of toilets.

The building fabric was designed and constructed to achieve very low air permeability in order to assist heat retention in winter, and to combat overheating in summer.

The terraced car parking areas and site boundary structural landscape zones were designed to enhance habitat opportunities when compared with the factory complex which it replaced.

The scheme was part of a wider portfolio development by Gazeley across the UK.

G Park Rugeley

The Directors of Rame Consulting Limited were appointed to act as Project Manager to Gazeley UK Limited for a 40 acre site in Rugeley, Staffordshire. The site was already owned at the time of appointment. A review of the technical due diligence was undertaken, and further site investigations were commissioned to allow design work to commence. The scope of works included the diversion of a primary 1,200mm storm sewer set at a depth of approximately 9m; which formed a significant enabling works package which was run in tandem with the foundation installation at the other end of the site. The site was overlain with a significant amount of Pulverised Fuel Ash (PFA); therefore careful consideration was needed regarding the sharing of construction risk during inclement weather. Works included the completion of adjacent estate roads, the delivery of the utility and drainage systems from off park points of connection, and the design and construction of the speculatively developed building of 690,000 sq.ft.

Engineering was key to the success of the scheme. The need for significant diversion of a large surface water sewer, the delivery of a large engineered earth acoustic bund, as well as on site laboratory analysis allowing immediate assessment of work within the PFA area allowed engineers to make swift, informed decisions; and provided an audit trail for future tenants and purchasers of the development process.

The building perimiter was in the region of 1.2km.

At the time of construction, the building was the largest speculatively developed logistics building in the UK.

The scheme was part of a wider portfolio development by Gazeley across the UK.
