Rame Consulting Limited was appointed as Project Manager to Universal Music for the fitting out of its new UK headquarters. The scheme was to house the UK Labels within the Universal Music Group as well as certain businesses from its parent Vivendi.

The project was to take a newly constructed base building which was delivered to “shell and floor” level. Therefore key elements of developer’s Category A fit out were delivered as part of the scheme.

The design sought to avoid the look and feel of a “corporate” office. Labels were able to influence design so that each label had a clear branded space.

An intrinsic part of the base building was the use of a displacement air heating and cooling system. This was challenging given the high level of cellurisation on each floor plate.

The scheme includes a 16 person full Dolby Atmos Screening Room, editing suites and recording studios, as well as a full staff restaurant and a collaboration hub.

Clifton Street

Rame Consulting Limited was appointed as Project Manager for this central London office development. This included the formal appointment of the team, compilation of technical due diligence for the site, review of an extant planning consent and the process of amendment needed to that consent; and the discharge of planning conditions to allow works to commence on site. Pre construction design activity was to RIBA Stage 4. Procurement used a negotiated process to agree a Design and Build Contract with the construction partner. Delivery included working with the design team and Party Wall Surveyors to deliver 44 Party Wall awards and a number of other neighbourly agreements for oversailing and scaffold licenses. We supported the client through a forward sale process of the building and led the technical team through the construction stage, through commissioning; and handover to the purchaser.

The development was designed to accommodate subdivision of floor plates. To achieve this the team considered how retrofit lift lobbies could be delivered if subdivision was needed by a future occupier. Mechanical and Electrical services were designed with sub metering in mind to allow sub division in use.

Cyclists are provided with locked and weather protected cycle racks with quick access to showers and changing facilities.

The external garden at lower ground floor level created a quiet area for occupiers to enjoy peaceful space.
The building achieved BREEAM Excellent rating.

Rame Consulting were initially appointed to assist the client to draft a brief for the property requirements to support its proposed relocation from 5 central London locations to a single property. Our appointment was extended to act as the Property and Construction Workstream Leader (Project Manager) with responsibility to assemble the project team, produce an overall delivery programme and procurement strategy. This resulted in leading the team to RIBA Stage 4. We led the team through a 2 stage tender process and appointed a Design and Build Contractor for the implementation of the work. During delivery we managed the change control process and the review and validation process of the contractor design elements. Finally we led the team through the commissioning process and acted as technical lead for the client through the physical relocation and early days process.

The staff amenities include a full catering staff restaurant, roof terraces and a terrace café, a hair and nail salon and a staff shop.

The scheme delivered a combination of open plan work spaces, a combination of meeting room types and sizes, and the delivery of new VC and telephony systems.
Two floors are dedicated to state of the art training facilities in brand dedicated rooms including hair and nail salons, and beauty treatment areas.
