Rame Consulting Limited was appointed by AG Barr as Tenant Surveyor/Project Monitor for the development of a new Freehold Built to Suit production facility and finished goods distribution centre at Magna Park Milton Keynes. Rame’s role included leading a technical due diligence exercise of the proposed development site, and the definition of the technical requirements for the building and the various plant areas required for the production process. We advised AG Barr of the technical aspects of their proposed development agreement working closely with the AG Barr external legal team. Rame continued to monitor the construction of the base building by AG Barr’s development partner and managed the significant change control process which was related to the fitting out of the building.

The scheme included a number of project specific features including food grade silos and drainage systems that would allow flushing of the drinks manufacturing equipment.

Floor slabs were designed with a specialist area for multiple areas of equipment – many of which were dependant upon drainage connections, specific floor tolerances and load criteria.

The equipment solution included the use of AGV’s, so floor slab tolerance in these zones was critical.
We worked closely with our client’s insurers to agree the specification of sprinkler protection systems, fire wall design and the fire control interface systems connecting back to the production equipment PLCs.
