Andover Commercial Park

The Directors of Rame Consulting Limited were appointed as Fund Surveyor by Legal & General Investment Managers (LGIM) for the development of a Built to Suit Multi Temperature Retail Distribution Centre for Coop. Rame’s role included the technical due diligence on the land, the proposed estate infrastructure both on park and off park, including a new signalised gyratory system over the A303. The role also included a review of the Coop Team’s fit out proposals for the purposes of the licensing of those works; and the monitoring of the development of the Base Building, Estate Roads, Utilities Infrastructure and off park connections as well as the gyratory system.

The scheme was the first phase of development of a logistics park. Careful due diligence was needed to establish that the development team was able to deliver the facility, including all off park works, within the delivery time line for the tenant.

The site complexities included the need for a new bridge deck over the A303 with approvals by Highways England. The new bridge deck created the opportunity for the delivery of a signalised gyratory system, on which occupation of the development was dependant.

Off site works included the delivery of all utilities from distance, and the need for the creation of a new drainage connection at distance using direction drilling under the A303.
