Rame is currently appointed by Gazeley UK Limited to act as its Project Manager for a 48 acre development located adjacent to the A42 and the junction with the A511.
The site is located in the UK’s logistics so called “Golden Triangle”, due to its location at the heart of the country, with an excellent logistics location capable of reaching 90% of the UK population within a four hour HGV drive time.
Rame’s involvement included the pre purchase due diligence, leading the team through an EIA planning application as well as the discreet delivery of the site infrastructure and the phased development of buildings.
Planning Permission is expected Q3 2019, allowing development to commence in Q2 2020.
The site will support the development of a single building of approximately 736,000 sq.ft. with a clear internal height of 18m to the underside of haunch.
The single building solution would provide approximately 688,000 sq.ft. of grade A warehouse space and approximately 41,000 sq.ft. of office space, including approximately 14,000 sq.ft. of warehouse offices located on each dock face.
In single building format, it is envisaged that the building will be configured as a cross flow building incorporating 198 HGV parking locations, 145 dock locations with full dock facilities, 13 level entry doors and 555 car park locations.
The buildings will be designed and constructed to meet BREEAM rating Very Good and will have an EPC rating of A.
