The Directors of Rame Consulting Limited were appointed to act as Project Manager to Gazeley UK Limited for a 100 acre site in Knowsley, Liverpool. The site was already owned at the time of appointment. A review of the technical due diligence was undertaken and further site investigations were commissioned to allow design work to commence. Phase 1 works included the development of the estate roads, the delivery of the utility and drainage systems from off park points of connection, and the design and construction of the first speculatively developed building of 360,000 sq.ft.
The building was subsequently let of DHL for the storage and distribution of finished goods.
Careful consideration was taken of ecology on the site. New enriched habitats were provided for nesting birds and water voles.
The scheme was developed speculatively but was let quickly after completion demonstrating the flexibility provided in the design and specification.
The scheme included a number of sustainable features; including Roof Mounted PV, Solar Thermal pre heating of hot water and a very low air permeability rate.
The scheme was part of a wider portfolio development by Gazeley across the UK.
